Also, what are the legal basic minimums for an inspection, considering the inspector didn't even physically see the furnace.

I called a few submetering companies but they only do commerical buildings. and with submeteres, i think someone has to physically be there to calculate the useage in the meters, divide the bill etc. that sounds like a lot of trouble, especially if i dont live on site.any other solutions? 

A main line back up from the laundry, don't see how they could cause that unless they were physically stuffing socks into the pipe.

I agree - still consult an attorney, but it sounds like you’re good to move forward, and as suggested, I would send notifications of cancellation to last known addresses (physical or otherwise).  

My Wife and I are looking to buy a commercial building to move her Physical Therapy business into.We have 2 family members who would pay large portions of the cost of the property.

I did not physically see the property until after closing which was done remotely.
