@Mike Rosback I agree with you that it's definitely not permitted to pay any sort of significant finders fee to an unlicensed wholesaler.

When I first joined this forum, I typed in the keyword "Memphis" and sent this exact message to everyone I thought looked liked a prospective buyer or potential partner.

I am currently living in a 450 sqft guest house I built behind my home, all legal with permits.

They actually run about $40-$50 for the part but a licensed plumber was required to do all the work as per the permit. 

Why not follow a recommended  program by a prospective employer ?

The $120,000 ARV is going to be tougher to get to for the end buyer as it requires adding a bath and bedroom, which sounds more like gutting this house to nothing, a long permit process with many hurdles, etc.

Not to mention the city is very particular about point of sale violations and permits. 

A partner and I own a warehouse in a small market that we're interested in converting to self storage, but it's in a "mixed commercial/residential" zoning part of town, and the only zoning classifications that are permitted to build self storage per their code are the purely commercial zones.

Don't assume you will get a 5 bedroom septic permit.

I ran a check on one of my prospects for the office space and the service returned as 'Decline' because of a criminal record on file that happened 22 years ago for possession of a control substance.What would you do in this case, for a residential customer I would have simply declined , but for a office space , with small enough rent, should I take a risk of rent it to him?
