I was really hoping to get feedback about whether other investors are looking in the area and what they thought of the community's location as a deterrent to future sales.For me, I have to get an outstanding deal on the property to justify the potential long carrying period as the community digs out and gets back to normal.

Since a Cert holder has to pay off All other outstanding cert.s along with 18%/year to the county to send a property to tax sale, the minimum amount here is likely a few thousand dollars minimum even on a low end property like this, which the OP clearly can not afford.
