The intent is to see if people have lowered their expectations for returns based on the current market.

Proposal 2:  Sell at market value and prepay 4 years of rent from the proceeds, standard lease terms.

I would definitely justify charging 1.5x the market rent for the inconvenience of not being able to move into the property.

In my market, the typical type of deed uses is a Special Warranty deed where you are guaranteeing only title issues that came into existence during your ownership.
