I would need licensed sub contractors for electrical, plumbing, HVAC, etc. if I were flipping/renovating and had building inspections to deal with.Some would suggest you obtain a real estate license for REI and others would say it is not necessary.I am unfamiliar with OKC laws.  

I am a fan of multiple doors and the speed of obtaining them through leverage.

@John VolpeOn top of all the advice above, consider asking the seller and the tenant's to sign something called a tenant-estoppel certificate.

The biggest road blocks for me, seem to be the best way to find properties(Or what works for you) and ways to obtain financing on properties off the MLS.

Also you probably need a Certificate of Occupancy, so building department would be getting involved anyway.

Which is why obtaining financing as an LLC can sometimes be difficult.  

If so where do I (my attorney) obtain the private money mortgage loan docs.Thanks in advance for your response.
