according to the Non-Residential/Residential Landlord and Tenant  ActsIf  a  tenant  abandons,  surrenders  possession  of,  or  is  evicted  from  nonresidential  rental  property  and  leaves  goods,  furnishings,  fixtures,  or  any  other  personal  property  on  the  premises  of  the nonresidential  rental  property,  the  landlord  may  take  possession  of  the  personal  property  ten  (10) days  after  the  tenant  receives  personal  service  of  notice  or  fifteen  (15)  days  after  notice  is  mailed, whichever  is  latest,  and  if  the  personal  property  has  no  ascertainable  or  apparent  value,  the  landlord may  dispose  of  the  personal  property  in  a  reasonable  commercial  manner.  

My two cents @Spencer Rossie  : just get it fixed and any other little item that is an easy fix that is easily noticeable. 

But there are several notices that the lender has to give you.  

Well, if you notice I had been quite actively previously and literally missing in action the last couple of weeks well here's why!

In searching, I have noticed a few listings that may have some potential for buy and hold rental.

I called the law firm who did the auction and they said that everything was clear from their bankruptcy attorney for the property that I purchased.Today, I went through the sheriff's office to start the 30 day notice for eviction.

I offered to give them back-didn't even notice that "upgrade"!

So the presentation is about to start and I decide to write notes on his selling techniques( I was really into human behavior at the time especially after watching Lie To Me). so He's going on and on and I note how he's making the crowd comfortable and making them like him with his sense of humor and such (I later Found it's called "building rapport") and I also notice on how he plays on some of the older's crowds sense of regret of not working harder when they were younger to build a better life.

I noticed there was a young couple walking their dogs around the block then walked into a house across the street that looked like it has been redone. 

As I read your post I noticed that we have very similar goals of owning about 10 properties to help with early retirement.
