Hi @Andrew Assman ,The duplex/triplex/quadplex market is indeed quite competitive at this point (March 2018) I'm helping a friend look for deals on MLS for that same property type and the last 'good' deal we liked had 12 showings in 2 days with 6-7 offers.For you, I'd recommend looking for deals off-market, orbreak-even in great neighborhoods, or properties that you can improve/renovateI did #2 and did quite well due to neighborhood appreciation.

You could start a new company and find a broker, or someone easily licensed, like a NYS attorney, to partner with to be the principal broker for the organization.

I always watch the properties that have the same floor plan in my neighbor hood and when they rent and for how much to know what my floorplan is going for.There are many other ways but i tend to find if you cross reference 2 or 3 of the above and are getting around the same number that is going to be the market rent.Hope this helps,Nick Leamon

It depends on your area and the market there, but there are neighborhoods/markets here where that happens all the time because the area is flooded with end users.

I get I'm not going to get the best unit in the best neighborhoods at a pretty low cost but my thing is the tenants.
