@J Scott hit the nail on the head, anything that is "listed" for sale is not off market.Finding owners of abandoned properties, disgruntled landlords, estate properties are all good ways to find off market properties.

You have to have the exit strategy nailed down before jumping in and I think too many people get started assuming they have an exit strategy, because the people make it seem like you just go to the bank and they re-finance your house.

He pretty much nailed it.The best thing I suggest is, in addition to keeping an eye out for red flags, add another weapon into your arsenal--which is network with other turnkey buyers and see who they work with or have worked with and who they recommend.
