Clocks and calendars are for kids.

I graduated high school (2004) in the top 5% of almost 900 kids with nearly two years of college credits and a full ride scholarship to University of Florida.

I have a wife and two kids.

Renting out some of the rooms to college kids might be a great way to help offset costs (great idea). 

We go door to door at least once a month to check in, provide dump runs, moving boxes, help preparing for HUD inspections, meals, rides, activities for the kids, Christmas caroling and small gifts.  

Rental Income helps pay college... increase over time, real estate appreciation....Life /Financial Situation:- Kids set to go to college in 2 years and 7 years ( => sponsor 8 year of university)- Outside home equity I have 401(k), Emergency Fund to cover 1 year of expenses, and 529 to cover 1 year of college, and a tiny play brokerage account, paid up cars no loans.- Risk averse- Want to semi -retire early and use obamacare efficiently and some non stress job income to sail from 55 to 65.

I have a full time job plus 2 little kids, so time is a bit tight.

Good Schools (though less of a factor since almost all my current condo renters have no kids)3. 

I'm 31, single, no kids.  

I have six kids, and am relocating to Jacksonville.
