@Reshay GreenCheck out an app called “meet up” you can see local investor groups where a lot of them all they do is present wholesale deals and you can get other investors emails to add them to your email list for your next deal.

The local investor meet up is the 1st Tuesday of every month, so November 6th is coming up, you could come and talk shop more.

Continue on down the line with people you know from other organizations/groups that you meet up with (e.g. church, etc.).

Find some local meet ups and network like crazy.Good Luck. 

I inquired about renting to someone who does not meet any of those and was told it was still considered family.

I say show me the money, who you are , and where we can meet in person. if anyone asks you for a dime in advance that happens to be against the law, so be careful.

There are ways to meet your goals but as  @Dmitriy says it takes planning and people who know how.
