The water company came out 3 times for us to measure pressure and verify shut off.

The big issue I see with aiming for 1,800 for that place is that it is a multifamily property: shared walls, no garage, location (close to Federal), no A/C?

For the average investor who might buy and own 1 to 5 rentals.. the appreciation over the years is going to be the true measure of IRR in my mind. 

Looking ahead, investors will remain focused on medical advances to fight the coronavirus and negotiations for additional government fiscal stimulus measures.

If you are financing, a better measure is cash on cash return or total return on equity.

Aim for less leverage and greater ROI deals to manage the risk if you feel uncertain about RE in the near term.Best of luck!

I’ll likely aim for out of state investing so I plan on reading Brandon Turners book on long distance real estate investing next. 

Note I used the low end on the ARV and high end on the rehab, which is what I would always recommend when starting to analyze a deal (aim to be on the conservative side).As you can see, you'd bring about 11k to the table initially and then at the refinance would likely have to bring another 3-5k to the table and would not be cash flowing at all (basically 0% cash on cash return).

You can measure the ridges and valleys on Google Maps and get within $100 of your cost for a new roof.
