If you have the open line you are essentially using it as a bridgeCouple of moving parts here but you do not owe tax until you have a realized gain so I am not sure if I quite understand the last question.  

I've been doing BRRRR type deals in the midwest for the last few years.

This last house I bought was in a desirable area and sat on the market for 2 months before being rented.

I'd say go DSCR on this one but watch the rates, last DSCR quote I saw was 9%+
