If they aren't getting it done then maybe move on to someone else.With 45 days and counting down you need laser like focus.One the commercial retail side when I have buyers with a 1031 looking to buy property for retail centers etc.

The few videos I do see are pretty much just clips of various parts of the process, but there's always gaps left out, and important pieces of the whole process from start-to-finish of investing in real estate.So, one thing I'm telling myself this year that I'll do is record the whole entire deal, from start to finish Starting off with just 'Let's buy something that will make me money' and record the search , negotiation ,rehab (if needed) , marketing, and income period for the property.Part of that though would be figuring out how to make it look nice, or at least contain the 'stuff' that seems to get cut, or people skimp out on.So, any input/ideas would be appreciated.

Some initial thoughts would be to cut back the trees/brush to the right side (near front door) to give that area some more space and a welcoming feel, rather than walking into a black hole.

Each snow storm can be 40-75 and that is for the driveway and not even the steps or sidewalk.Each weekly lawn cut can be 30-50 and that does not include and treatments or landscaping those are more charges!

In condos, there is a a 1/2" cork underlayment put underneath the tiles between floors to cut down on noise between floors to reduce noise.

I have the tenant pay ALL utilities, cut grass, maintain yard etc.
