I’ll PM you for sure.As an update, one thing we realized is that a HELOC on the property to be flipped (appraised for $85k) would essentially destroy our credit (large loan for a short period, closing out a line of credit after a short period).

My experience with Pin Point Profits, after calling over 1000 names in the Florida market about several months ago while I as actively doing wholesaling; is on a scale of 1 to 10 (1 being horrible and 10 being great); I would have to give Pin Point Profits a 2.Now my experience does NOT mean you will have the same experience.

@Dan Oxman you are not the only person to initially think cash could be invested and give rise to tax benefits, it is a common misconception.I have confirmed this with OZ leaders in our firm as well as a few OZ syndicators and the OZ lead at a large Big 4 firm.

For instance, a place with an $800-1200 rent can and often does cash flow way more than a place with an $1800 rent because you're likely paying way more for the $1800/mo property.That being said, forcing appreciation is great because then you're creating equity you can use to scale up.
