I know there are folks here that say anytime is ok to buy, because market appreciation will get the price back up and at least you're in the game.

It's just a slightly different game. 

Thats something you probably knew but focusing on that instead of the end game might help you avoid analysis paralysis.  

I just watched the NAHREP Top Agents Announcement and Panel and was inspired to start connecting with people who are more seasoned than me and at the top of their game.

And always remember...Real Estate is just a big numbers game.

This will be time consuming and a lot of work however I am fully committed to this and have a target to hit per month as I view this as a numbers game plus the fact that I only need one good deal(to begin with that is), my question is how much info would you submit in an original offer to save time but at the same time not miss anything of importance, Im planning on having a template with my info, sales price Im offering and a standard set up of things Im willing to cover.

That is kind of the name of the game in that town, either people have Seattle money and have what amounts to a mansion out there or they are too poor to afford a house.

I am one year out of college and have started a career as a teacher however I would love to dive into the real estate game but don’t have any experience or mentors to help me in this endeavor.

It's not a get rich quick game.
