Things are pretty bad if you can’t keep a burger joint in business.

As @Sam Grooms mentioned when setting a partnership it is important to set rules up front. who is in charge on what, what would be done if circumstances change and if one member need/ want to get out, etc, etc. you can start with brainstorming about these points and do a memorandum or understanding, or heads of agreement. then consult an attorney and put it to a joint venture agreement or partnership agreement, operating agreement. etc. 

A few particulars-We live in MT-Married filing jointly-Filed QJV since start of business-Owned property since 07/2019-The property was bought with 2 homes, we added a 3rdand a workshop-All three homes were STR during summer months-We lived on the property all months of the year (Summer in workshop / other times in one of the homes) and the entire time we owned it-Sale date 06/30-Approximate estimated capital gains of $590,000We have filed taxes ourselves since purchasing the property and with the sale trying to figure out the capital gains exclusion along with the business use, personal use and recapturing depreciation…it’s all just a bit too much for us.

If you lived in it 2 of the last 5 years, the first $250K (if you file taxes as single) or the first $500K (if you file jointly) is still tax free.

This also creates opportunities for joint ventures and partnerships, which can be helpful especially when just starting out.Consistency is KEY so don't stop going to these meetups.
