It looks like only accredited investor can invest in multi family investing.

I think from an investor stand point if you can just rent as a normal LTR and be flexible with subletters in the summer months that is the easiest way to go. 

Also, what private investor would give their money to someone without a track record, which is probably 100% of his students.

It's definitely a frustrating part of the business, especially when you're trying to maintain cash flow and unexpected repair costs pop up.One thing I've learned is that some of the more real estate investor-focused insurance companies tend to be a bit more lenient on inspections or are more upfront about their requirements before binding the policy.

I work with a lot of investors in NC as I was based in Charlotte for a while.

That is not true and there is upside to your build or conversion, just needs to be well planned and good execution by the investor.
