Also is it wrong to talk to more than one realtor, since I'm just starting out and have not built up any working relationships with anyone, to increase the odds of finding more property?

Rent has not been increased at all over the 4 years and most of the rental rates are $550 plus in that area.After running the numbers via the (awesome) BP rent calculator, it looks like cash flow will be just over the $200 per month and ROI at 30% (on a 30 yr at 5% interest with 25% down).

My partner and I have some great working relationships with local banks and lenders, allowing us to leverage assets to increase returns. 

By all indications, no work has been done on the house between October and July to justify a $20K increase in the asking price.

I'd ask for a higher security deposit based on the strength of the applicant.Also, don't forget to put yearly increases in your lease and make it NNN too.

This way I can also make more offers in less time and still increase my odds.

Right now it’s break even for cash flow, but i see the clear path to increasing the rental value in a short amount of time to get where i want to be.
