This post and these conversations are the start of implementing what I know.

This reporting and feedback from members indicates the TRID policies implemented October 1, 2015 have not slowed the closing process as many had feared. 

The question was more of educating myself and less to actually implement it.

I want to implement systems that allow me to scale and with the 10 unit I'd have to do it from the start.

@Patricia Miller,Yes , I  had the general concept , but was  not sure how to implement it, so as to remain compliant and not violate any of the rules of the IRS that would have subsequently have raised flags.I  am going in to it now with the knowledge that I am compliant and fully aware of how i can now structure my deals to grow my business unhindered.Will most certainly share my experiences as I go along others can now be encouraged to do likewise.Regards.

I will take your advise and feel out what they believe is worthwhile interest rate wise, and pay dividends later where profits allow in gratitude.My partner and I are big on transparency and will absolutely implement contracts.

I implemented this process about 2 years ago after talking to many BP members and it has provided less headaches at turnover time and better tenants.

@Carl MillerI like your idea but implementation may be difficult, unless you or a management company can be there often. 

Even though we dry locked, implemented a pipe drain, new drywall, etc. we still had water intrusion in one corner we had to fix on inspection.
