Hello, Currently I am in the beginning stages of doing my first fix-and-flip with a Hard Money Loan and I am running into an issue with the Hard Money Lender and Realtors in the area.

Sounds great to me but I want to make sure there aren't any logistics issues I may run into with having an 18 month lease.

I agree about the tile, it needs to be maintained and we prefer to havve less maintenance issues.

They say they have no issue with my attorney reviewing their attorney's title work.

A thousand things can derail a flip - changing market, underestimate expenses or overestimating income, mistakes, errors, contractor issues, permitting issues, just to name a few. 

I have had these issues myself.

No issue with Down pmt, CC etc.

Erp...Evolve..oh well.So there is a few issue here I think.

Let the PM do their job and communicate with the PM only- these are the cases where you need to stay in touch with the PM ....but dont micromanage them.... but dont let them ignore the issue and let it snowball either.
