Also, after a few months you’ll really know if they are low maintenance tenants or not... and if that’s true, it may be worth keeping them a bit below market rates to keep them - though certainly not hundreds of dollars below.

I know with my clients that are worth 50 million, 100 million net worth individuals they want that personal service when they are investing millions of dollars they want to talk to someone not deal with a computer.With a house if software is off by a few k it's not as big of an impact but with commercial you could be talking hundreds of thousands or millions of dollars to lose.

Ask to get a quote to the nearest five thousand dollars if it's a big job, thousand for medium, and hundred for small jobs.

If it has been sitting for a few weeks, maybe consider dropping it $50 and move it just under the even hundred you are expecting so it turns up in more renter searches (e.g., if you are asking $1100, make it $1,095).

My properties rent within days of vacancy, all of my payments and maintenance requests are handled online, and I have the people needed in the case that maintenance is needed.I, literally, spend less than an hour per month for my 2 rentals, so paying a few hundred dollars for an hour per month, and a full months fee for something I can complete in a weekend, is not worth it for me.
