Tapping equity in your rentals is possible.I say “had”-because we paid off the balance in December last year, and it renews in May (annual credit line), so I’m not sure if the future will provide the same benefits as the past, in the new era of bank failures and drying liquidity.Worse case scenario is to build equity and do a cash out refi after the fed eventually pivots-I offer no estimate on that timing.

That could be as simple as getting grass to grow; on the steeper parts of the hill at my house a product like in this link was used to help get grass to grow and kept soil from washing away until grass became established:https://www.homedepot.com/p/8-ft-x-112-5-ft-Polypr...If grass isn't an option, then look into other ground covers, like ivy perhaps; hard for me to recommend anything because you are in a different growing zone north of me, so plantings that are suitable to that specific locale should be given consideration.

You can close the transaction remotely via a Fed-Ex package or other overnight carrier, or perhaps a mobile notary or equivalent (maybe a bank where you reside?)
