Usually, your attorney will have a preferred title company they work with frequently.

RE events are often frequented by buyers, lenders, private money, etc. and everyone's looking for a deal. 

As recently as April, there were lots of multiple offer situations and houses were selling within a few days and frequently more than asking price.

Plus, they frequently have "close outs" which would probably suit your needs perfectly.

The exception would be if the buyer broker does a lot of work and the listing guy will NOT co-op on the deal.Otherwise, let your broker has out a split with the listing agent.Unfortunately, most of these buyer rep agreements mean after about a month, you get in frequent calls about if you've found a deal.
