Downtown has been the largest development so far, but it's reached out to Midtown, New Center, University District, Bagley, Indian Village, etc..

If not the first place I would start is with your local county tax assessor and/or appraisal district. 

In 2011, the United States District Court for the District of Nevada entered a consent decree (a settlement of a lawsuit where a party agrees to take an action without admitting liability) on a this issue.

I have one for sale in the Historic District in Phoenix with no HOA.

John, Savannah would be a great place for STR but the city restricts them within the historic district and downtown.

@Troy RitterTry posting directly to universities and collages close to you; visiting scholars and temp faculty are great short term tenants.

The single family home sales are very strong especially in the historic district and I'm very hopeful for the next couple years.  

I agree on bigger homes; I think if you have one, it needs to be in a great school district.
