A typical MLS listing might be a 1930's 2/1 for $160K with an estimated market rent of $1200 and at least one structural issue (leaking/cracked foundation, expired roof, insufficient septic, old wiring)HOWEVER!

My recommendation to you would be to either let the tenants know that when their lease expires, you're raising the rent to close to market value and let them decide if they want to stay or not, or sell.

Mostly, her lack of communication, decision making, and project management style are not line with mine and my wife's ( i.e. her GC has an expired license and refuses to speak to me directly because I wasn't the one that hired her.

We will add Vinyl plank flooring, incorporate RUBS, and have $75-100 in rent bumps available over the next year as leases expire.

So when your tenants lease is days away from being expired and in the contract it says acting as month to month , do (you) as the landlord, draw up another contract so they can sign a new lease?

FSBOs, expired/withdrawn listings, folks that are likely to move soon, renters... the list goes on. 

A lot of investors I work with have a deadline/offer expiration on their actual contract as a way to incite a quicker response.
