The building is in the suburbs of Philadelphia and I have excellent credit with one rental property under my belt.

I am thinking ones credibility and reputation is so important and I don't want to be known as a predatory person taking advantage of people who are vulnerable especially now with the Covid-19 and this bad economy and this is my own personal opinion about making decisions that I can live with and your comment from that older thread has made me rethink the fees portion, every case will be different but in the meantime I will tried to locate an attorney. 

If you haven't connected with a good 1031 QI, I would recommend @Dave Foster as he is an excellent resource, and assists most of our clients doing a 1031.

I am taking steps to educate myself every day with multiple tools and credible training to prepare for launching my business this summer when I am back in Seattle.  

I have been attending my local REIA which has been excellent so far and I am in the process of designing my business cards.

Fortunate for me, I received the property vacant and have received EXCELLENT rent from my occupied unit.

What you lack, at the moment, is credibility.
