@Guy Gimenez @Jay HinrichsBuying a house subject to the mortgage allows me to pay more money to the seller since I don't have to get my own financing.Goes without saying that you shouldn't buy at 110% of value...How are people buying sub2 deals without seeing a contract...Of course you should have reserves in case the buyer/tenant starts missing payments...Of course conduct yourself ethically...If beginner investors have this in their "tool belt", why not use it?

You're probably not going to get this particular house, but if you want to write, then no one should be getting in the way of you writing.If it's the listing agent refusing to present it to the seller, and you've got confirmation of this in writing, go to the local real estate ethics board.

While I was there we had already pre-arranged to see one property, unfortunately the property was trashed and beyond what I wanted to get involved with as an investment.After that trip and more conversations to ensure both of use still had the same objectives, I ended up speaking with the owner/broker because he couldn’t answer any of the questions I had like giving me an ideal of which areas I could look at (of course without going against any ethical things that realtors have to abide by), rents I could get, area sales.
