The old saying goes "you pay for your education".

You do have to get educated first prior to starting out.

I just think agents need to educate themselves better on market analysis and the rest of us as consumers need to know how to vet an agent.

Set aside some time each day to educate yourself. 

Scott's book and some other online resources would be brought up so let me mention that I've already read all of those during the past 6 months of my education phase. 

I have spent the past 6 months or so educating myself on REI as much as possible primarily here on BP by listening to countless podcasts, posting tons on the forums, analyzing hypothetical deals, networking with other investors, realtors, wholesalers, lenders, contractors, etc.

Upperclassmen are ideal, whereas, sophomores coming from required dorm living take more education on this whole home responsibility thing.Sorry, if I may have gone a little off track. :-)

But then they sent me an email trying to sell me a $3k package that includes a "starter experience education pkg, an expert experience education pkg, homework assignments" and other marketing material.

Cashflowing properties are far and few between here in Canada, especially around the GTA ( greater Toronto Area)but i'm looking to getting into some deals as an investor and partner up in some joint ventures , as well as get some capital investors to help me in getting my journey growing as well .I still plan on investing in Canada unsing multiplexes and you never know also partnering up there as well.I'm currenly looking at deals in Ohio, Flordia, Arizona, Atlanta, Baltimore, I just need to get  started.
