You will need some of your own money to get started regardless of what the hard money lenders tell you, but the good news is even on flips, if you find the right deals, you can get by with little money. 

The good news is that there is lots of great free (or nearly) free advice on BP.

They produce a news letter and offer training as well. 

They are bad news.

@Curt Smith@Mark Elliott@Rick Fagan@Adam BartomeoBad tenant news is NOT exclusive to parks...I've done a lot of stick builts that have had damage and theft over the years.I just had a lease option on a modular on foundation with a city lot like (I think Curt Smith) you do.

I'm sure there are also hard money lenders who will loan at high double digit interest rates and suck up all the profits.  

The good news is, there is nothing you can't verify about a turnkey property.
