I've got a decent plan in place to make that goal a reality, but know I'm very fresh to the world of REI, so I am leaving myself open to all avenues and opportunities of investing.I am focusing on SFR and multi-family properties, and although the first two needed minimal work, I am looking more into Fix and Flip and BRRRRs for my next deals.

My goal is to start paying those down and moving them to an LLC going forward.  

If someone comes around and pays their asking price, than they were successful in accomplishing exactly their goal...but so long as that's not you that over pays they can try to do whatever they want.

Obviously, individual preferences, goals and risk tolerances play a key role. 

My overall goal is to get started in real estate investing in small rental properties (duplex, triplex, etc.).

The goal of limiting rentals is to keep the property desirable for owner-occupancy.

You are on a good path but before you make a move keep educating yourself about what opportunities are going to best match your personality and the long term goals you have in mind.
