Most developers I know are building closer to $400/square foot. 

So an exchange of building into land would be fine as long as his intent was to hold that land as an investment and not to develop and sell lots immediately.I think your idea is a very good one. 

Just curious on how someone that wants to focus on mid and high-rise condo developments can start?

I will say that there is a lot of development in the works around these areas that should help improve property values.Stratford Estates/Ruskin Heights and Marlborough are all further south. 

Usually because they want to think their prospective property will perform better.

@Martin Saenz on another note, I just gave a similar Leadership Professional Development class (LPD) to my Soldiers on the power of goal setting last week.

I have a prospective tenant who is 80 years old with parkinsons.

I would recommend developing a strategy and location, and probably even organizing financing before you find an agent, because until you have all that figured out most agents won't be able to help very much because to them you would not appear as a serious buyer/ investor on paper.
