He couldn't approve me with 2018 included, and I was denied from another bank because they were unwilling to wait for 2020 (Even with an excellent P&L)It seems there are no exceptions for the 2 year rule, with the lenders I've been dealing with..The loan officer said with the draft, he can get everything done in time for closing.

WA RCW doesn't technically say the LL can't do the repairs, but then it also doesn't say if the LL can charge for their own time, and our confusion partly stemmed from learning that some states actually DO say the LL cannot charge for their time.And secondly, is there anything in the RCW or otherwise legally written that would say when a tenant can deny the LL the ability to make the repair?
