Keep in mind that the Jacksonville area is not so slow that this is the only deal out there.  

If the home is livable, he needs to just slow down on the upgrades.

So I can earn while I learn( Only want to work there untill my investments can pay me enough to quit) and further propel myself deep into the world of real estate investing.           

Vacancy is very high right now, and I anticipate a slow recovery.I don't know anything about flipping, but I like the idea of buying a 4-plex, living in it while I hire family/contractors to update all 4 units, and then continue living in it until we can afford buying a house on top of the 4-plex. 

I hear ya @Samuel Lacroix, you'd be surprised how many want to jump in on the deep end!

Realistically, those investments are on a slow path to zero returns and you better sell before your kids grow up or you might be left with worthless dirt as far as investments go.
