@Justin Cabral  if you can read between the lines of @Paul Birkett post.. you will get it.the pod cast is total hyperbole.. even though I did not listen to it.. ( but anyone insinuating that NPN is some easy high return venture for those with no experience  well I will let you figure that out.)If you have a deep understanding of RE .. have worked in it for years ( my self a HML for 40 years) understand everything there is about lending money and retrieving your bad loan.. that's one thing.But what we see now is a bunch of pod cast and other things glamorizing this.. the notes that a newbie one off investor will end up with is the crap.. you need to @Dion DePaoli read all of his posts about the subject ... then decide...

Or if you buy a distressed property at a deep discount and improve it, you can sometimes refi after 6-12 months if you search for a lender, but you'll only be able to get 75%-80% of the value back out, so beware.

I always suggest that before you figure out the "how" and "when" and "what" you dig really deep and determine your "why".
