Hi everyone, does anyone out there have a suggestion for a good CRM Software? It seems like the ones I’m finding are geared (and priced) for larger companies. Thanks for your help!

It's amazing how you can create opportunity and value everywhere if you just get creative and think outside the box. 

Another note: I think it's probably reasonable for them to wait till' end of month to make you whole, ONLY because if they did it right away, then the tenant paid, they'd have to reverse their payment to you, which over time would create extra transactions.

So overall, I net more money and have less hassles with short-long term leases with roommates for a room than with Airbnb customers with no security deposit unless they book for 3-4 months as some have done.

ETA tenant can fill out application and then once they are approved i can create a lease  etc and send out for esigning.

The vast majority of my bookings come from VRBO but once they are booked, I create the booking in OwnerRez.

The idea is simple, create a thorough and concise overview of the area.  

So you make your money when you buy by negotiating a killer deal so creating instant equity, or buying a good business (high stable/increasing demand) with a moat so limiting competition.

But the lady who is the victim had a dream to create a retreat for addictions  as her daughter had passed away from an OD .. so it was her mission and she was far more emotionally involved with this other than just losing 10k.. to these fraud's.

They see you coming from a mile away.Now, with that said not all agents are created equal.
