transunion offers one for free to you. once you've selected your prospective tenant, you submit their basic info (name, email, etc) into the TU site, and it asks what services you'd like: credit, background, etc. it will send them a link to complete the sensitive info like socials and such, and then charge them for the credit/ background check. or if you'd prefer to pay for it, you can select that option as well. ive been using this, pretty great so far!

@Gene Jungcertainly there are personal preferences and values involved but in general you get better returns from leveraged real estateyou will also be able to claim depreciation as an expense, which helps offset any taxes you might have to pay on net incomeconsult your CPA for more detail

I think you once mentioned in a post that that was the case in 95% of the transactions, which I'd think is an accurate estimate even though there aren't any official figures.So, the SHF indexes essentially pertain to segment B while anybody on BiggerPockets would most likely buy in segment A (and @Artur A. was asking about pre-construction, which is clearly segment A).This is why I ignored the SHF indexes in my analysis but I should have mentioned it for completeness.Aside from completeness, there's actually another reason why I could have mentioned these indexes as well.

You have freedom to invest as you wish, but most likely you will not have complete access to the funds as DST investments tend to be relatively non-liquid.Another approach you may consider is even less well-known than the DST.
