I'm wondering what kind of partnership agreement could work in the scenario where I find the deal and finance both the purchase and renovation and he manages the renovation.I think he may be more interested in a quick cash out and I'd like to buy and hold.

Personally, Since I started out as a loan officer and I've seen all kinds of reasons that sales don't close, it doesn't surprise me when it doesn't close and I just move on to the next transaction.

A good place to start would be with an agent and a lender in the area to see what is available and what kind of loan programs they may have.Best of luck
