Buy and hold folks like vanilla cake while flippers like chocolate.

Asking 25k with a $590 lot cost, I would guess that section 8 pays at least $1000 a month but I am not sure if they allow trailers or if they are treated differently. 

Unfortunately, they won’t see it that way; they’ll treat yours like just another single property.

So if your 20k outstanding is treated that way your credit rating may be affected somewhat; but probably not much.

It's a business, so treat it as one.

Usually there are state or local rules in regards to "abandoned property" - maybe @Jonna Weber may know.I have had two tenants die before, I gave their families a few weeks to collect their stuff which was longer than my local law and took the vacancy hit and treated it as if the tenant stopped paying and moved out

It should be treated as such despite it being a residential property. 

Treat them as people and not like you are so lucky to be renting from me.  

Same with Ebola, 11 people were treated for Ebola from 2014-2016.
