Duplex to quad purchased at retail are getting challenging to find that would produce positive cash flow but is still possible in the working class areas (not possible in the hip areas).There is a lot of completion for the below retail properties and there are some people who can rehab RE a lot cheaper than I can and I suspect I can do it a lot cheaper than most newbies. 

I do plan on using a CPA to file my taxes (first time.... always have done my own in the past but 2018 was first year owning rental properties), but I like to have my ducks in a row, so to speak, by being well organized BEFORE engaging the CPA.'

They introduced me to their mentally challenged son, showed me pictures of their other "personal bay home and boat," and even showed me pictures of their friends $20 million boat with bedroom chambers for the Captain and crew...Know yo ISH!

It was a long and sometimes challenging process but I completed my first one today.

not much unless your a slumlord.. but anyone can sue anyone.. most tenants don't have the money to engage in litigation.

As a personal challenge I’d ask yourself “what are the reasons I do not wish to manage?”

I purchased a whole bunch of real estate books to learn all the basics so I can engage intelligently in real estate related conversations and plan to join a local meetup group today.
