Hello,I've done a few deals as a private investor, lending money out to buddies who are doing fix and flips and buy and holds.

My buddy bought an old farmhouse that was sharing a well with the neighbor.

So a buddy of mine started putting out bandit signs to see if it worked.

A buddy of mine looked at one house that looked like a good deal.  

The issue was, grandpa had bought the property and sold it to his buddy on a Contract for Deed.

I talked to a buddy of mind and my realtor (although, I need to discount his opinion even though I think he's great, because he's obviously trying to make a sale, too) and they both seem to think my estimate is WAY too conservative.

The reality is, the realtors look at these houses before they are listed, and a lot of times they share it with their realtor buddies first.

I had a buddy that did STR in Banner Elk and got burned out in just a few months because he took on everything on his own.

Your not the only one buddy.
