Trading is seeing a massive boost lately because its very appealing to the younger crowd like my-self.

Some people just mentally shut down or don't care because they can't be evicted.

In my opinion, the members of the HOA's are like a bunch of older A-hoes with some sort of Nazi mentality and because they are too old to have sex they get their jollies driving around the HOA neighborhood peeking both in peoples yards and inside their homes.I've received notice from the HOA from some very sick HOA organizations and I will give you a small list of the complaints.

Also, having a property in a rougher area is going to take more mental bandwidth than a nicer property in a suburb. 

Stop the 'make money at all costs' mentality and start thinking 'do the right thing at all costs'.

That industry has continued to be careful in lending practices so unless an unforeseen economic collapse happens in the next year (worse than the covid recession so far), there's not going to be a huge wave of defaults.Summed up, I see no evidence of a collapse, but with some boosts of inventory from new construction prices may get to be a little less crazy over the next year.
