Successful locations that I return to generally have other interesting things: located on a small farm, have a creek or pond, near a beach, trails for walking/mountain biking. 

But their large anchor stores are the ones refusing to pay and or only paing a small percentage .

I signed docs w/ a notary in-person at the Wells Fargo bank and then walked to UPS store 1 mile away, waited in a long line keeping 6 feet away from everyone, and finally walked back home up a giant hill.

You wouldn't argue with the Apple store because of the crazy margins they make on your iphone, why would you do so with a small business
