I look at Bitcoin as betting at the black jack table & real estate is a real investment that i feel i can make calculated risks with. 

I would argue that it in Newport News, in particular, areas where there are places for rent is a good indication of where investor activity is taking place. 

Craigslist will be your best bet likely. 

So if this is a 'remote' activity, you should really think twice about this IMO unless you have experience rehabbing from afar.

Have sold one lot, deeply deeply discounted, getting impatient, have been actively looking for deals but how do you turn empty lots into cash for multi's or BRRR's.

Identify a few rehabs that are ‘active’ and watch them.

And I would bet very few would get marketed to.The key is to find the ones where the numbers make sense (i.e. price to rent ratios) and that are good areas with decent schools.

I understand some sellers are pushing the market bet better for the buyer is a motivated seller willing to deal. 

And lost on many is that the process to find leads and do marketing as an investor or Realtor is basically the same.So, I wanted a flexible schedule (because I have a job), this was huge and I didn't want my real estate activities to become all consuming of my time away from my family.
