Hi @Catie Lawrence, I'd recommend asking your RE attorney or title company of choice if they can provide you with the RPCDisc (Residential Property Condition Disclosure OR Disclaimer), LBP (Lead Based Paint Disclosure) form, and the gov' pamphlet usually called "Protecting Your Family from LBP".  

I think mortgage brokers can be a good choice to get the best deal.

Spend some time figuring out your reasoning behind getting into investing and the level of involvement as well as your interest in the business of your choice. 

MHPs would be my first choice however..   

We offered several different scenarios that worked for us and allowed the seller to pick the one that was most beneficial for his situation. 

That extra room in my budget could give me a lot more choice as the buying & selling season heats up, and I'd be in a much stronger position as a cash buyer.
