I know in advance, that this may be a tall request and many/some will not want to chime in, but I think it would do a good service to really start addressing the expectations that are flowing in the background and help put some light on realistic approaches and ideas to some of the core reasons folks consider jumping it, do jump in or stay away from investing in whole loans/notes.  

So the owners have to eat the cost for credit and background checks?

Paying a realtor to find you a tenant is money well spent as they probably can do it faster than you (avoiding lost rent) and do the background checks.

Here’s the background; I have a newly remodeled two story, two family home that has all new pex plumbing, new hot water tanks, new fixtures, and a new water line from the street with a new valve at the main and everything is on one meter.

Well I think it is, first a little background this is my first rental property purchase and I am trying to slowly work my way into the investment property world.

My wife is from the Los Angeles area, but we met on the beautiful island of Kauai.
