@Michael Gansberg, your calculations are correct that rents are on average $450/unit, but these are studios.

Right before I got a significant salary increase, I was living in a no-frills studio in DC (car-free and walked everywhere).

If I count as part of that group, well, before I say anything I'm going to have to justify why my wife has a $10K pottery studio with three kilns, a slab roller, a wheel, and supplies like you wouldn't believe.

Both the house and the studio are rented out.

It is completely unused except for some of my junk right now,  and could easily be built out as a studio apartment.

Funny story - I once rented to a couple young men techies from India who actually shared a really tiny studio apartment. 

My $2343/mo studio was listed as available for $2000/mo after I gave notice.

Buy a year membership at your favorite gym/rec center/martial arts center/yoga studio.
