Usually, before a home is sold at auction the investors/note holders/note owners may have already entertained selling the note at a discount.

Very few people alive today have an adult memory of a time when finance was different. 

Cheap  entertainment.

That being said, my credit score isn't great and I was pretty irresponsible in my early adult years.

Does anyone know about renting to adult care providers?  

Payroll was significantly higher, entertainment costs, food, utilities...everything was pretty much under budgeted.

I entertained it on a potential deal I had going, and seemed the cost would be close to $1000 (1200 SF house or so).

I also get email addresses that are much less accurate. 3% Contact rate (meaning we talked to the right person and/or dropped voicemail on the right person's phone)Only about 5 or 6 mild leads, meaning someone who says yes to at least entertaining a cash offer or follow up call from acquisitions managerI'm paying .50 a lead but skip tracer will do as few or as much at a time as I want with a 24-48 hour turnaround.
