Everyone's small is a bit different and based on that answer, it will likely push you to different neighborhoods in town.Popular neighborhoods we are seeing right now:  Washington Heights, Nash Park, Grasslyn Manor, Sunset Heights, Capitol Heights, Story Hill, Silver City, Johnson's Woods and the City of West Allis.  

If you like city living, look into Washington Park, Platt Park, or the Highlands neigborhoods.

Make an offer on a 3 bedroom 1 bath house in a desirable popular neighborhood that has a finished (non-permitted) basement w/ a full bathroom, sink, separate entrance outside & washer/dryer.

I can see some holes in it, but there is also evidence that may result in a conviction. oregon and Wa are already there on rent control and making it hard to evict. 

@Lorraine Patterson my most recent estimate from my agent had closing costs at around $8K, and that is in a pricey DC market. $16K seems high.

I don't believe series LLC is recognized in Washington state, I am not sure why your lawyer recommend that. 

I was hopping someone would give me some good questions to ask regarding local Washington State law, as well to ensure he is the right attorney for me on future endeavors.
