Capital raise was $3 million and my investors are super excited!!

My family is super old-school and don't want anything to do with something like real estate.

Move-in gifts (to help settle into a new home), Spring Time gifts (a colorful plant bowl), and Holiday gifts (food or entertainment) can nurture relationships.

Nothing wrong with I left it as is. 6 months later a tenant dropped their bowling ball on the tile and cracked it into jagged pieces!

Best thing is most like the interest rate you are going to take over is super LOW. 

I'm super confused as to the pros and cons of each of these entities.  

I would definitely recommend that you get a park with minimal park-owned homes, near a super Walmart, in a town of at least 5,000 people.
