Others want to ground lease or have you build and do  NN or NNN lease.Leasing they can save money to re-image existing stores and build new ones versus if money is tied up into land and building it can squeeze their capital to grow.

It's not like you get to reset depreciation on that piece.However, if you have additional basis in the replacement property (or properties), called the "excess basis" (say you put more cash into the deal), then that piece would generally get a fresh start depreciation schedule.

If it's really a problem that a tenant doesn't have a checking account, you can use an alternate option like a deposit-slip option at a local bank or I've read that some convenience stores have a "pay now" service where they can send you money on a card monthly.  3) Find a good handyman who can handle small issues and coordinate larger ones.

It ranges from free standing stores large and small (for supermarkets to dry cleaners), small strips with several stores, small to large office buildings, mixed use, like a property with stores downstairs and apartments upstairs.If your just talking stores, I looked at a number of single empty ones and you'll have to figure out why they're empty.
